Double planning permission secured at Twinwoods
Bedford Borough Council has approved Pigeon’s two planning applications that combine to represent a £43m investment at Twinwoods Business Park.
The first application secures the refurbishment of Building 76 and redevelopment of existing land to make way for a pre-let to CHEP, a leading global supply chain giant. The development will consist of refurbished industrial and office space over 80,000 sq ft, with an additional 7 acres of open storage. The combined investment between Landlord and Tenant will total £40m, and regenerate an empty building improving sustainability credentials and future proofing its use.
CHEP will employ over 90 staff at the facility supporting the local economy. Construction is due to start in summer 2025 with completion by September 2026.
Adjacent to the first approval, permission has been granted for the creation of a 4.6-acre open air storage facility. Pigeon intends to construct this speculatively off the back of growing demand in the area, representing a £3m investment.
